Step 14: The Appraisal is Good, Time to Start Packing!
Now that the appraisal has been sorted out, it’s safe to hire movers and start packing. Call now to get moving estimates and secure a mover as they often get booked up weeks in advance. This is also a good time to arrange to have your utilities shut off at the home you are selling and set up for wherever you are moving to. It’s customary to give the buyers at least one day grace on utilities for move in but not required. Remember that you have to be out of your place by the time closing begins and we won’t know until a few days before closing what time it is scheduled for that day. Therefore, my recommendation is to move out of your place the day before closing to be safe. If you can’t do that then have your movers come very early the day of closing such as 6am so you can be out by the time closing occurs.
Unfortunately, we can’t reserve a specific time for closing in advance although we can request AM or PM. AM usually starts around 9 am or 10 am. Usually, we won’t know the exact time until a few days prior to closing. As a seller, you will not actually attend closing because our new federal lending laws do not allow you to be in the room with the buyer due to financial confidentiality. We will arrange with our title company for you to pre-sign all the seller documents a week or two prior to closing.
Start gathering boxes and packing supplies. Often you can find free boxes on CraigsList. Otherwise, Uhaul, Uline, Home Depot or Lowes are all great places to get moving supplies online.
